Q: How does itripvacations promote and market my property?

 

A. Each property has its own customized website on VRBO.com, VacationRentals.com, tripadvisor.com, Airbnb.com, Homeaway.com, Booking.com, and iTrip.net.** All inquiries are property specific ensuring that you receive all intended bookings. If a requested property is booked, alternate similar properties will be offered using unit-specific criteria such as availability, pricing, location, and number of bedrooms and bathrooms. iTrip Vacations utilizes the most searched online vacation rental sites available. Utilizing weekly updated statistical analysis of daily visits, we contract with the most searched websites. iTrip Vacations keeps a detailed database on renters so they can be contacted periodically to encourage repeat bookings.

 

Q. Can I promote and rent my own property?

 

A. Yes, we encourage you to rent your own property! iTrip Vacations offers a 50% commission discount on bookings that you refer. That’s only 7.5% in commission! Please ask for more details.

 

Q. How are rates established?

 

A. iTrip Vacations considers an effective partnership between property owners and property managers essential to the success of our program. We know it is in both of our best interests to ensure that your property rents for the maximum amount. A Comparable Market Analysis is performed on your property to determine competitive rental rates. Due to competitive market conditions, tourist fluctuations and demand, iTrip Vacations reserves the right to alter rates and terms at its discretion to maximize your rental income and occupancy percentage. We remain 100% focused on doing our utmost to help you achieve the best possible results. Period.

 

Q. What are some of the normal expenses for the rental program?

 

A. iTrip Vacations tries to keep expenses to a minimum. There are no nitpicky or hidden charges to property owners. The only fees charged are: a management fee of 15%, credit card fees (average 2.5%), an annual marketing fee of $999, and maintenance costs associated with taking care of your property and your guests.

 

Q. What about cleaning services?

 

A. Repeat business is based on happy customers. Everyday maintenance of your property prolongs its life and increases its value. iTrip Vacations employs exceptional cleaning services that are second to none. Our cleaning staff inspects each property as they clean (a great way to notice damage or substandard maintenance) and we employ additional staff to inspect the entire unit after cleaning. The rental guest is billed for cleaning services.

 

Q. What about maintenance?

 

A. iTrip Vacations provides light maintenance, including replacing standard light bulbs, remote batteries, smoke detector batteries, and HVAC filters, at no additional charge. We also manage all major repairs and only bill you for the actual cost.

 

Q. What about linens?

 

A. iTrip Vacations contracts with a vendor to provide linens and towels in your unit for your guests’ use for as long as your property is on our rental management program. There is no charge for the use of these linens. Your personal linens should be stored in an owner’s closet or taken home. In 2020, we implemented triple sheeting on all of our properties, which is a style of bed making that uses multiple layers of sheets and a blanket. It is an easy system to manage for both housekeeping and laundry. Three sheets and a blanket or throw are used to create a clean look, which can all be changed and easily laundered with bleach after each guest.

 

Q. What if a rental guest damages my property?

 

A. After departure, cleaning staff will inspect each property for damages. If there are damages, the repair cost is charged to the rental guest’s credit card, which is stated in the rental agreement.

 

Q. How do we receive our rental proceeds?

 

A. iTrip Vacations provides you with a monthly detailed statement of the previous month’s rental activity. The statement itemizes all income and expenses.  You will receive your funds via direct deposit within two banking days from receipt of your emailed owner’s statement.

 

Q. What about owner's use and owner’s guest use?

 

A. iTrip Vacations allows you unlimited use of your property.  Owners must, however, reserve your property through iTrip Vacations rental services to ensure that availability calendars are kept current. No fees other than departure cleaning services apply.

 

Q. Does iTrip Vacations accept credit cards and who pays for the fee?

 

A. iTrip Vacations accepts all major credit cards. Owners pay a portion of the fees associated with credit card use, and the rest is absorbed by iTrip Vacations.
